The Grenada passport price starts from the US$235,000 minimum contribution and totals about US$244,000 for a single applicant or US$257,000 for a family of four once government fees are added. The contribution and most government fees are non-refundable.

The government fees below apply on both routes. Passport fees are separate and small; our professional fees are quoted in writing before you engage us.
National Transformation Fund (NTF): US$235,000
- Covers: Main applicant alone, or main applicant plus up to three dependants. +US$25,000 for each dependant beyond four
- Holding: None
- Best for: Lowest total cost; the route most of our clients take
Paid after approval in principle. Non-refundable.
Real estate, shared ownership: US$270,000 + US$50,000
- Covers: Main applicant plus up to three dependants; the US$50,000 goes to the government and is not returned
- Holding: 5 years, then resale permitted
- Best for: Investors who want a resaleable asset and accept resort-market and liquidity risk
Purchase price recoverable on resale; government contribution and all fees are not.
Real estate, sole ownership: US$350,000 + US$50,000
- Covers: As above, for a whole unit rather than a share

For comparison, a single applicant on shared real estate pays about US$329,000 (US$270,000 + US$50,000 + US$9,000 fees) and a family of four about US$342,000; the US$270,000 purchase is recoverable after five years, the rest is not.
Grenada CBI refund rules, payment timing and additional costs
Refunds. Application, due diligence, processing and interview fees are paid on submission and are not returned if the application is refused or withdrawn. The NTF contribution is paid only after approval in principle, so a refused applicant never pays it, but once paid it is not returned. On the real estate route the US$50,000 government contribution is likewise non-refundable; the property itself can be sold after five years, in a market where the buyer is usually another CBI applicant.
Timing. Government fees at filing; contribution or property closing within the window set in the approval letter, typically 30 to 90 days; passport fees on issue. Real estate purchase money goes into escrow under ECCIRA rules, not to the developer directly.
Beyond the schedule. Budget for police certificates, medicals, certified translations and notarisation (a few thousand dollars for a family), courier costs, and the trips required by the 30-day presence rule, which applies to files lodged from April–June 2026. Our professional fee covers eligibility screening, the source-of-funds file, the licensed local agent, interview preparation and passport delivery; we quote it in writing and it does not change mid-file. We do not take undisclosed commissions from developers.
Cost against the region. Grenada requires a lower investment than St Kitts and Nevis (US$250,000 SISC plus US$10,000 due diligence for the principal) and a higher one than Dominica (US$200,000 single, US$250,000 family of four). Only Grenada carries the E-2 treaty and visa-free China, and those two features account for the price difference.

For US and Canadian citizens
Treat the US$244,000 or US$257,000 as the cost of a contingency citizenship, not an investment: the NTF route returns nothing and the real estate route returns the purchase price at best. It does not reduce a US citizen's tax bill or a Canadian resident's, and a Grenadian account is reported to the IRS under FATCA. Compare it against what a second passport for your children is worth to you.
For US and Canada residents on another passport
The number to compare is what you spend today on visas, refused trips and time: for a family that travels to Europe, the UK and Asia twice a year, US$257,000 secures visa-free travel to those destinations permanently. If your own nationality has no US treaty, add the E-2 option, but do not factor it into the price unless you are prepared to establish domicile in Grenada and invest in a US business on top. Source of funds must be shown for every dollar, including the fees.

Each dependant beyond four adds US$25,000 to the NTF contribution plus US$1,500 application and US$1,500 processing fees; adults aged 17 and over also pay US$5,000 due diligence and US$1,000 interview fees. A parent aged 55+ therefore costs about US$34,000; a child under 17 about US$27,500. The real estate minimum does not rise, but the same fees apply.
Is any of the Grenada citizenship cost refundable?
Government fees paid at filing are not refundable, whatever the outcome. The NTF contribution is only requested after approval in principle, so a refused applicant does not lose it, but it is never returned once paid. On the real estate route the US$50,000 government contribution is non-refundable and the property can be resold after five years, usually to another CBI buyer.

No. The NTF contribution is paid in full within the window stated in the approval letter, typically 30 to 90 days, and the government fees are paid in full on submission.
