Key points
- Qualifying real estate must be worth at least US$400,000 at official valuation, held three years.
- The bank deposit, bond, fund and fixed capital routes each require US$500,000.
- Property buyers add a 4% title deed fee, valuation, translations and legal fees.
- Your spouse and children under 18 are included at no additional investment.
Minimum investment by route
Turkey's programme operates under Article 12 of Turkish Citizenship Law No. 5901. The two thresholds are:
- US$400,000 in qualifying real estate, measured at official valuation and held for three years, with a no-sale annotation registered on the title deed.
- US$500,000 on the financial routes: bank deposit, bond, fund or fixed capital.
Government fees and purchase costs
Government fees are around US$574 per family member for the citizenship application, plus residence permit cards and passports. Property buyers add a 4% title deed fee, the valuation report, translations and legal fees. We plan for roughly 5–7% on top of the property price. The items are listed in our guide to Turkey citizenship costs and fees.
Family members covered by one investment
Your spouse and children under 18 are included in the same Presidential decision at no additional investment. Since January 2024 your spouse also needs an investor residence permit and a criminal record certificate. Adult children and parents do not qualify as dependants; each would need their own qualifying investment.
From investment to passport takes about 6–12 months, and adult applicants must attend in person for biometrics. Dual citizenship is permitted. The passport reaches around 112–114 destinations but not Schengen, the UK, the US or Canada visa-free, so the travel benefit should be weighed against the capital committed. Our Turkey citizenship by investment page covers each route. To review a specific property or financial route, book a consultation with our team.
People also ask
Does a Turkish passport give visa-free travel to Europe or the US?
No. The Turkish passport reaches around 112–114 destinations visa-free, on arrival or by eTA, according to the Henley Passport Index 2026, but Schengen, the UK, the US and Canada all require visas. Its distinctive US benefit is eligibility for the E-2 treaty investor visa, not visa-free entry.
Do you have to live in Antigua and Barbuda to keep your citizenship?
No. Antigua and Barbuda citizenship by investment does not require you to live on the islands. You must spend 30 days in the country within the first five years of citizenship under the 2026 amendment, which replaced the old five-day rule. Applications approved before the rule took effect keep the five-day requirement.
Can you travel to the US or Canada on an Antigua and Barbuda passport?
Not visa-free. The US requires a visa, and since 1 January 2026 Proclamation 10998 suspends immigrant, B-1/B-2, F, M and J visas for Antiguan nationals. Canada grants an eTA only to Antiguan nationals who held a Canadian visa in the last ten years or hold a valid US visa, and only when arriving by air.
How much does St Kitts and Nevis citizenship by investment cost in 2026?
St Kitts and Nevis citizenship costs from US$250,000 through the Sustainable Island State Contribution, for a single applicant or a family of up to four. With due diligence, administrative and passport fees, a single applicant pays about US$261,500 in government charges and a family of four with young children about US$270,500.
Will the St Kitts and Nevis passport keep visa-free access to Schengen?
Schengen access is intact today. In July 2026 the European Commission asked all five Caribbean governments to phase out citizenship by investment by 1 June 2028, and the Visa Suspension Mechanism now treats operating a programme as grounds for suspension. We advise that visa-free Schengen access is current and not guaranteed after 2028.
