The Greece Golden Visa in 2026

Greece is the lower-cost, faster route into Schengen residency, and it keeps a real-estate option that Portugal has dropped — useful when you want the investment to be a home you can use. Thresholds are tiered by location: €800,000 in the highest-demand areas (central Athens and Attica, Thessaloniki, and popular islands such as Mykonos and Santorini, plus islands over 3,100 residents), €400,000 across most of the country, and €250,000 for a qualifying commercial-to-residential conversion or a listed-building restoration, with a minimum property size of 120 square metres. There is no minimum-stay requirement, and Greek citizenship becomes possible only after seven years of genuine residence (about 183 days a year) plus a language and history exam. A note for Ottawa's tech founders: the UAE option

Founders and executives who care most about a tax base, rather than about Europe specifically, sometimes ask about Dubai. The UAE Golden Visa is a ten-year renewable residency, not a passport: the UAE almost never naturalises investors, so there is no path to an Emirati citizenship. Its routes include real estate of roughly AED 2,000,000 (about US$545,000), or qualifying as an investor, entrepreneur or specialised talent. Its draw is practical — no personal income tax and no mandatory long stay to keep the status — which makes it a residency and tax-base play rather than a route to a new passport.
